Do we need a Realtor to help with buying a home?
If you do not
have a high level of expertise in the specific real estate market you are
considering, it would be very difficult to collect the knowledge and interpret
all the information needed to make the right decision. A truly qualified
Buyer's Agent can give you the information you need to make an educated
decision without personally having the years of experience.
Why should we choose Buyers Advantage to represent us?
All
licensed real estate agents can choose to represent buyers, sellers or both.
If the company you choose does not only represent buyers, it would be like
selecting a doctor for brain surgery that only performs brain surgery 20% or
30% of the time. Everybody in the business will tell you that they are
experienced. Buyers Advantage only represents buyers, and has experience the
buyer can use such as construction, financing, appraisal techniques, title
companies, inspectors for termite damage and other repairs, home warranties,
insurance and specialized negotiating skills.
Should I get pre-qualified for financing?
Yes. This can be a
useful tool in many ways. When negotiating to purchase a home, providing the
Seller with a Pre-qualification letter is one of many ways to increase the
Seller's comfort level, which may induce them to accept a lower price.
How do I know what price range of homes to look at?
In many
cases, Buyers qualify for more than they want to spend. Look closely at what
the new monthly payment would be over your current expenses to determine if
you feel comfortable spending that additional amount per month. We can
calculate the monthly principle and interest payment and estimate taxes,
insurance, maintenance fees, etc. on specific homes in certain neighborhoods,
to help you understand the impact at different price ranges.
How much less than the asking price should I expect to pay?
To
answer that question with a percentage or amount would suggest that the asking
price has a specific relationship to the value of the property, which it does
not. What the seller wants for the home, most likely, is different from the
actual value of the property. The first step is to determine what comparable
homes have sold for, and to evaluate it's worth to the buyer.
