Affordable Home Ownership Assistance The Keys to Affordable Home Ownership in Hernando County: First Time Home Buyers & the SHIP program One of the biggest challenges a first time homebuyer faces is having enough money for the down payment and closing costs associated with buying a home. For example, to buy a $150,000 home having annual property taxes of $2,400 with only a 3% required down payment, you’d need approximately $14,175! Saving that much money can be difficult, since you still need to pay for present housing expenses such as rent and utilities while you’re saving. We understand how difficult that can be. That's why the program funded through the State of Florida is designed to increase affordable housing construction and homeownership in Hernando County; the SHIP Program has been increasingly successful since 1993. The SHIP Program offers two programs that include a Homeowner Rehabilitation Program and a Down Payment Assistance Program. Learn more about the SHIP program today! Income limits apply. Once you have successfully enrolled and completed the First Time Home Buyers Education Class, you can then make application for a home loan based in part on your current income and credit worthiness then you can  look for your new or resale home.
