Buyers Advantage Program

 

Buyers Advantage program is an online service and is proactive for making a purchase offer on a Florida home whether it be listed or a For Sale By Owner. Buyers Advantage can refund up to two-thirds of its commission back to you when you buy with Jim Bourgoin as your exclusive Buyers Broker using this online program. You can apply this refund to your closing costs or to the purchase price of the home. The buyer agent's commission may vary from property to property and it depends what is agreed to within the Exclusive Buyer Broker agreement, but it can be as high as 3.5% and up to 7% on non-listed properties. For a typical $300,000 home, the buyer who uses Buyers Advantage's program could see a refund between $6,999.00 to $13,999.00. This program is for buyers who understand the real estate process and wish to do some of the leg work on their own. It is not available to buyers who do not understand the real estate process or are requiring additional attention. In any event, the counseling session between the potential client and the broker will be the deciding factor on whether a client enters this unique program only available through Buyers Advantage. During the initial counseling session, broker of Buyers Advantage, will determines at his own discretion whether the customer/client qualifies for this program.

 

Touring Homes

 

Because Buyers Advantage is designed for the client ready to buy, Buyers Advantage provides private home tours. Buyers Advantage clients access homes by visiting open houses, model centers and/or coordinating all showings through their Exclusive Buyer Agent with assistance through the listing licensee (seller's listing agent). In any event the buyer's agent from Buyers Advantage will be present at all showings prior to any offer being prepared or submitted. Once you, the buyer, understands the efficiency Buyers Advantage provides, you will see why this program exists for the repeat buyer benefit.
 

How to Make an Offer

 

To make an offer, Click here to make an Offer, your email program will start. The online Broker or Agent supports the most common types of offers, with financing and inspection contingencies. When you're done, you can discuss the offer over the telephone with your Buyers Advantage Broker or Agent, who will also contact the listing agent to gather information about the seller's motivation to sell. The Buyers Advantage Agent will prepare the final offer for you to sign, and then submit the offer to the seller through the listing agent, if one is involved. The forms and reports that you can expect are located above. In any event please register your offer request by calling the Broker at 352-585-6408 immediately upon making a buying decision. Time is of the essence.

 

Closing the Deal/Transaction

 

Once an offer is submitted, Buyers Advantage will help you with the negotiation of the final terms and any counter-offers. This is with complete factual advice from your Exclusive Buyer Broker. When the offer is accepted, Buyers Advantage will collaborate on the closing process with you, coordinating mortgage, inspection, escrow, and title insurance services. At closing Buyers Advantage refunds you up to two-thirds of the commission earned, to apply to your down-payment or closing costs. This refund can allow you to offer a higher price, increasing the likelihood of your getting the home you want , although in today's market it is not required to offer above list price nor would it be recommended by your Exclusive Buyer Broker at this time.

 

Hours of Service

 

Buyers Advantage Agents are available by telephone from 10 a.m. – 6 p.m. on weekdays, and from noon – 6 p.m. on weekends. For same-day service, offers must be submitted by 5 p.m. on the day an offer is due. If you submit the offer before 5 p.m. and it is due that day, the Buyers Advantage Broker or Agent preparing your offer will work on your behalf until negotiations are done for the day.
