Why use a Buyer's Agent?
With all the public information that's available, your Exclusive Buyer Broker/Agent should be able to give you an approximate range of what the properties are worth and what you should offer. You don't need to know how to build a clock to tell time. An experienced Exclusive Buyer Broker/Agent can give you the tools you need to make a logical decision without teaching you all he or she knows about the Real Estate market. Consider choosing a Realtor with experience you can use as an Exclusive Buyer Broker/Agent. An Exclusive Buyer Broker/Agent with appraisal, home-building, and heavy negotiating skills might be preferable to one that's been listing homes for sale for 10 years or more or worse yet one that has only been in the business for the last 2-5 years. In the Spring Hill market area. the majority of new licensees have only been around during the last 18 months to 2 years. In our opinion the newer licensees have not been properly trained to assist buyers as their Exclusive Buyer Broker/Agent. These are the same licensees that work within a listing company trying to work with buyers as their Transaction Broker. The Spring Hill market is ever-changing, a buyer needs and should demand exclusive representation from the top exclusive buyer broker in the market place.
